Ground floor at this Llanbadarn Fynydd cottage - bedroom with 2 king-size beds & ensuite wet room, second bedroom with 2 doubles & own wet room, spacious kitchen with washing machine, fridge/freezer, tumble dryer etc. Huge living room with genuine antique furniture and French doors to a suntrap patio with barbecue, beautiful views and a childrens swing/climbing frame and slide. First floor - 3 double bedrooms, shower room, kitchen/living room. Sky TVs, DVDs, oil central heating and payphone. Own pure spring water. This new purpose built oil-fired centrally heated (non smoking) dormer cottage is as rural as you can get; it is at the head of most spectacular beautiful valley in the county of Powys. It can, by arrangement, be divided into two self-contained holiday homes. We have superb facilities for less able visitors and wheelchair users. The cottage is situated 1 1/2 miles south of Llanbadarn Fynydd, which has a petrol station, large grocery and general shop and an excellent pub with good food and friendly atmosphere. There is another good pub 3 miles south at Llanbister, where the landlord's wife on certain nights of the week produces some exotic foreign meals. Well worth a visit. The main entrance is approached by a gentle 1:20 ramp with left & right hand rails, accessed from the adjoining car park to an entrance lobby which has a payphone and table set at wheelchair height; also battery charging points for electric wheelchairs. There is a wheelchair accessible toilet in the public area. All doorways are a metre wide with different coloured doorframes, as are walls and floors for the benefit of sight impaired visitors. Light switches are designed for people with dexterity problems and all switched socket outlets are set at the correct height. The ground floor is level throughout and specifically designed for people with disabilities. The ground floor kitchen has side hinged oven door, fridge/freezer, microwave, toaster, washing machine etc with low level work surface for people in wheelchairs as well as standard level work surface and all state of the art equipment. There is a serving hatch through to dining area which is part of a very large lounge with Sky television and many comfortable chairs. French doors open to a sun trap patio with views over our own 800 metre stretch of the river Ithon looking towards the still standing remains of 11th century Castelltinboeth castle. The ground floor bedrooms are specifically designed with wheelchairs in mind, one bedroom with two king size beds and one with two double beds. Both have walk in wardrobes, bedside touch lights and clock radios, one with ensuite wet room and all wheelchair friendly accessories including hinged down horseshoe shower seat. The second bedroom has identical wet room opposite. There are audible and visual emergency alarms in the wet rooms. The first floor is accessed by a separate entrance from the main lobby via a straight flight of gently inclined stairs and left & right hand rails. There are three bedrooms each with a double bed, built in wardrobes, vanity units with illuminated mirrors, bedside touch lights and clock radios. The first floor kitchen/lounge/diner has Sky television, microwave, fridge/freezer, toaster, washing machine, state of the art oven etc and superb views over the valley. There is a separate quiet area on the landing with desk and easy chair. The first floor bathroom has washbasin, WC, bidet and power shower. All corridors are well lit. Guide dogs welcome. The building is carpeted throughout with wheelchair friendly carpet. The enclosed grounds are very safe and suitable for children to play, have ample seating, external flood lighting and a car park for up to eight vehicles.
