It shares an outdoor swimming pool with the adjoining H345 and 3 other cottages (end May - Sept; children must be supervised), patio, barbecue, sitting areas, pirate ship play area and 20 acres. The Tywyn farmhouse has four bedrooms (5 ft double, a double and two twins), bath/shower room, shower room & cloakroom, a pine fitted kitchen, dining room and a beamed sitting room with a woodburner, TV & DVD. Dishwasher, freezer, CD player, oil central heating, Wi-Fi; shared utility with washing machine and tumble dryer. Excellent local walking, close to Talyllyn narrow gauge railway, lake for fishing, Aberdyfi for golf, watersports and superb sandy beach. No smoking inside. Towels available @ £2.50 per person per week.

H344 is a Grade 2 listed Welsh farm house dating back to the 1640s. It faces south views across the valley to the opposite mountainside and Cardigan Bay, which can be enjoyed either from the windows or from the large slate patio. It is approached up a gated tarmac farm track (quite steep) up to a parking and turning area with a further gravel drive up to the farmhouse on the upper level. Parking is on a flat gravelled area adjacent to the farmhouse. There is a small step up to the patio and entrance to the house. Most of the living accommodation is on the level ground floor. The impressive interior has a very spacious lounge with an inglenook fireplace and wood burning stove, satellite TV, DVD and Audio CD. There is a separate beamed dining room with a large oak table which will seat 8. The handmade pine farmhouse kitchen is well equipped and includes ceramic hob, electric fan oven, microwave, fridge, freezer and dishwasher. The 4 bedrooms are on the first floor arranged around a wide landing with a stripped wooden floor. Decor throughout is mainly cream/white. The bathroom is fully fitted with bath, shower, & WC. There is a ground floor WC and a first floor separate shower room. Doors are of standard width and the staircase has handrails. There is external lighting. A perfect family home from home.
