Formerly the granary adjoining the original farmhouse, this first floor 'cottage' near Pwllheli is located in lovely countryside on the Lleyn Peninsula, 4 ½ miles north of Pwllheli. Approached via an external staircase, the Pwllheli cottage comprises a beamed sitting/dining room open to a small kitchen including fridge/freezer. TV, DVD, radio, electric heaters and oil-fired central heating run off the owners system. Double & single bedrooms and a bath/shower room. Private patio area with garden furniture and barbecue and use of the owners beautiful gardens. An ideal base for the Lleyn and Snowdonia (half hour drive) with Pwllheli for marina, leisure centre and good range of shops etc. Beautiful beaches like Porth Dinllaen at Morfa Nefyn only 5 miles away, Criccieth 9 miles, Portmeirion or Caernarfon 16 miles.

Parking is to the front of the farmhouse. This is a typical conversion of a granary attached to the farmhouse with side access via a flight of 9 stone steps from the rear patio area with non-slip pads. The steps have 22cm risers, apart from the top step @ 27cm, and long slate treads (100cms) with handrails to both sides. There are outside lights to the top and bottom. We believe it would be unsuitable for the infirm. The accommodation is open plan with a lounge, dining and kitchen area with a small step up to the corridor leading to the bedrooms and bathroom. Lighting is very good throughout, the walls are painted in a pale colour and the doors and skirting are pine. The TV has a remote control but there is no phone. All power points are at 30cm-35cm (except worktop level points in the kitchen). Light switches are at 135-140cm approx. Bedrooms and lounge are carpeted. The kitchen and bathroom have cushioned flooring. Paths and patio area are gravel. The remainder of the garden is lawned with flower borders.
