A detached stone cottage near Penrhyndeudraeth (1 mile) on the owners' 90 acre hill farm 3 miles from Portmeirion, in Snowdonia National Park with superb panoramic views - over the estuary towards Harlech castle and over forestry and mountains to the rear. With beamed ceilings and rugs over wooden floors, this Penrhyndeudraeth cottage has a kitchen/living room with fitted pine units & fridge/freezer, a dining area, woodburner, piano, Freeview TV, DVD player and CD player/radio/iPod dock. Ground floor shower room, second WC upstairs, three bedrooms (a twin and another twin leading to a double; child's bed, travel cot and baby bath available). Economy 7 storage heaters and washer/dryer. Small enclosed patio and lawn with garden furniture; barbecue available. Access to the farm, excellent walking, 700 acres of forestry with mountain bike tracks, Porthmadog 4 miles and sandy beaches 6 miles. Ffestiniog railway runs through the farm. The cottage stands at the edge of a gravelled farmyard situated on a south-facing hillside. There is generous parking adjacent to the cottage but in places the ground is rather uneven. The cottage was converted from a small stone stable which has been extended. Obviously, street lights are absent but the west wall has a security light and there is an outside light above the front door. In addition to internal stairs, which provide access to all bedrooms, there are unguarded traditional external stone steps which could be hazardous, especially to children and infirm persons. There is a shallow step up to the front door (with storm guard) and a further step up in the entrance hall, with a handrail to the left. The ground floor is all on one level with a shower room, including toilet, off the hall. The shower cubicle has a hand rail. Access from the hall to the kitchen and main living area is through a short narrow passage (length 82cm, width 63 cm). There is a back door (width 59cm) from the living area with two steps down to the garden. These steps, the garden pathways and the patio outside the front door are all paved with traditional Welsh slate slabs. These can be quite slippery when wet. Both front and back doors have a Yale mortice lock and Euro double cylinder with thumbturn. This provides key access from outside but only a tumbturn from inside the cottage. The living area has an unguarded log-burning stove set in a recess. Further heating in the property is provided by four night storage heaters. All of these units can get very hot. The TV, with teletext and FM radio, Freeview box and DVD player all have remote control. The staircase from the hall has 10 steps with a 180 degree anti-clockwise turn after two. When ascending the stairs there is either a handrail or banisters on each side. At the top of the stairs is a WC facing with door opening inwards (width 60cm). To the left is one twin bedroom. This has French windows opening to glazed shutters, secured by internal bolts, leading out to the external staircase. To the right is a small step up to a second twin bedroom. French windows in this bedroom open on to a small balcony with protective railings (height 110cm). Through this bedroom is access to a double bedroom in which there is a floor level non-opening window. Another low level window has a child safety catch. All beds have side modules with bedside lights. The walls throughout are primarily white or cream with doors of natural wood. The floors are varnished boards with loose rugs over. Some rugs have non-slip underlay. All electric power points are at 25cm except for some above the work surfaces in the kitchen area at 105cm. All unused sockets have safety plugs.
