In the midst of beautiful walking country, this single storey detached cottage near Dinas Mawddwy is privately located in its own secluded grounds about ½ mile from the village (2 pubs), 10 miles east of Dolgellau; ideal for Cadair Idris and southern Snowdonia and 20 miles to the beach. The Dinas Mawddwy cottage stands in a mature garden (a steep drop at one side makes it unsuitable for unaccompanied toddlers) and looks out over the surrounding hills and forestry. There are double and twin bedrooms, an attractive sitting room with original features, open fire and satellite TV, a dining room with slate floor and open fire, a traditional electric kitchen including freezer, and a bath/shower room. Storage and electric panel heaters, payphone and washing machine.

This property is a bungalow so all the rooms are at the same level. It is possible to park motor vehicles close to the gable end of the house on a parking area of slate chips which is level and the path to the front door if the house is also level. The land around the house, particularly on the eastern elevation falls away steeply into a stream and is not suitable for wheelchair access. Access into the garden at the front is also difficult because of a step about 200mm from a flower bed into the garden. A gardener does attend regularly to keep the grass short. At the main entrance at the front of the house there is a 150mm threshold but then all rooms are at the same level; lounge, 2 bedrooms, dining room, kitchen and bathroom. There is an outhouse outside the back door with level access to the car parking area which will provided suitable storage space. The areas are uncluttered with adequate amounts of space. Doorways are probably a little narrow for wheelchairs (700mm frame to frame). The house is stone built and internal walls are mainly plaster, painted in light shades. Lighting is good throughout. The TV ha a remote control. There is a payphone in the property but as the payphone is fixed to a window sill at about 1.2 metres above the ground it is probably not possible to operate the payphone whilst sitting in a wheelchair. Electric power points are 50mm and 300mm above ground level and light switches are situated about 1500mm above ground level. There are cord pull light switches in both bedrooms.
