This property is approximately one mile from the A458 at Llangadfan, the property is accessed through a farm gate with a spring latch down an 80m level stone drive to the parking area which is adjacent to the cottage. There is level access on a slate and cobble path to the front door, which is wide but low and opens with an old fashioned latch and secured by a bolt on the inside. There is level access through the front door to the open plan living/cooking area. There is also a patio door, secured with a mortice lock, but this has one step up to the open plan ground floor area. Outside, there is a patio to the south, adjacent to the parking area and a fairly level lawn with views over the river and valley to the north. Inside, the open plan sitting/dining room and cooking areas are light and easy to access. There is also a lobby containing the washing machine, dryer and central heating controls leading to the downstairs shower room and toilet. Again this is level access but the doors are quite narrow. Stairs to a half landing lead to two half flights of stairs which then lead to the double bedroom and child's bedroom on one side and to the bathroom and three-quarter bedroom on the other. The bathroom is one step down from the landing and contains a Victorian bath, toilet and wash basin. Generally the cottage is light and airy and easy to use with all the appliances at low level. The owners live next door across a slate courtyard and are usually available if any special assistance is needed. There is no phone in the cottage.
